Historic Pleasant Valley Country Club in Sutton, Mass. was listed for sale October 29 with an asking price of $4 million the Worcester Telegram & Gazette reported. Rob Waldron, partner and lead investment adviser for Leisure Investment Properties Group, the national golf division of Marcus & Millichap REIS that is handling the listing, said he has already had many inquiries after the private, 18-hole golf course listing was launched.
“I think it’s one of the best courses in New England,” Waldron said. “I think we will get a lot of interest. Before TPC [Boston] was built, New England professional events were held at Pleasant Valley.”
Jack Nicklaus, Arnold Palmer and Phil Mickelson were among the world-class golfers who played at Pleasant Valley, which hosted 32 PGA Tour events and 13 LPGA Tour events, including several LPGA Championships, through 1999, the Telegram & Gazette reported. TPC Boston in Norton hosted PGA Tour events from 2003 to 2018 and is scheduled to host another in 2020.
Cosmo E. “Cuz” Mingolla opened Pleasant Valley CC in 1961 and after his death in 1979, Edward J. “Ted” Mingolla took over as owner, the Telegram & Gazette reported. John Magill purchased the private country club in a foreclosure auction from Bank of New England for $5 million in November 2010.
Magill and his wife, Rachel, were members at Pleasant Valley for 20 years before he built and opened Highfields Golf & Country Club as a public course in 2002, the Telegram & Gazette reported. They lived in a home he built behind the first green. Magill Associates built 75 homes around Highfields.
Magill died at 77 in July 2012, and his son, Jay Magill, and daughter, Beth Shropshire, have owned the two clubs since, the Telegram & Gazette reported. Shropshire served as the General Manager of both clubs until Niblick Golf Inc. began managing Pleasant Valley last year. Shropshire and General Manager Eileen Aviza did not return telephone messages. Paul Parajeckas has been Head Professional at Pleasant Valley since he replaced Gary Young in June 2007.
The Magill family spent millions to improve course conditions and renovate the clubhouse, the Telegram & Gazette reported. Waldron said the listing includes the 136-acre golf course and a 46-acre parcel across the road. The club is profitable, Waldron said, with a trailing 12-month revenue in excess of $3.5 million. He highlighted the 30,700-sq.-ft. clubhouse, a ballroom that accommodates up to 350 guests and tour-quality practice facilities.
“They’ve done a nice job moving Pleasant Valley in the right direction in the last two years,” Waldron said. “It’s always maintained in outstanding condition.”
The golf course was assessed at $5,476,900 in the latest Sutton property record, the Telegram & Gazette reported.
